Booking terms and Conditions

  • Check in time 3pm early check in may be possible (please let us know estimated time of arrival) Early check in may be available at a cost of £15 per hour
  • Check out time 10am (late check out available at a cost of £10 per hour) Unauthorised late check outs will be charged a fee of £25 plus an additional £10 per hour (rounded up to the nearest hour)
  • We are very laid back when it comes to rules. We do however ask that as it is set in our family home noise outside is kept to a minimum after 10pm and the hot tub is not used after this time. (likewise we will do the same) Please do not let dogs on the beds as the bedding is expensive, if this happens we will have to charge for any marks that are unable to be removed.
  • No Smoking inside (outside is fine) Please clear up any dogs mess and place in outside bin (excessive mess left in garden will be charged £25 for clearing) General common courtesy please.


We reserve the right to charge for any damage caused, whether intentional or unintentional and will where requested provide proof of damage. We will only charge of cost of replacement where repair is not possible. If the damage item is part of a set we will try to replace just the damaged item, where this is not possible a new set will be purchased.

Please check hot tub rules inside the accommodation and outside next to the hot tub. if you do not adhere to these unfortunately we may have to charge a fee for a replacement or a reasonable for for loss of use.

  • Prepaid bookings are fully refundable up to 4 weeks prior to your arrival, after which a 25% refund will be possible up to 1 week before your arrival date
  • No refund is available if cancelled within 7 days of arrival. For bookings made on payment plans we require a 25% deposit to confirm your booking which is non refundable. Full payment must be received 1 month before your arrival date. If the balance is not paid in full 1 month before arrival your booking will be cancelled and no refund of any payments will be due. Payment can be made via our secure online payment service, PayPal or bank transfer.
  • Orchard View Retreat Limited reserve the right to charge for any damage caused whether intentionally or by accident. We will always provide proof of damage where possible and also proof of cost of repair or replacement.
  • No booking is confirmed until you receive an email booking confirmation from us direct. (bookings through portals are not confirmed until an email confirmation from info@orchardview-retreat.co.uk is received) We reserve the right to refuse any booking at our discretion.
  • If we cancel your booking we will issue a full refund.
